A Real Estate Investment Trust or REIT is much like a mutual fund, but mutual funds generally invest in stocks.

REITs serve the purpose of keeping exposure to real estate without having to perform any asset management, but get far more liquidity (ability to sell or buy without penalties) than you would as a limited partner (LP) in a syndication.

But you may have had bad luck finding any returns if you invested in a REIT due to the many layers removed you are from the general partners (GP team).

So, the great news is:
